Map creation for board game concept

I am creating a board game and need a small rpg-style map created. The game is based around a small shop in the modern-era. The map itself will need to have a square overlay with well-defined boundaries to allow the placement of square board tokens over certain areas. The shop should be situated on a modern-day street. Further information and initial concept art can be supplied to further the design of the shop and to give you more of an idea of what it is I am trying to achieve.
