REQUEST - Modern City Map

Hi there folks!

I'm new here, so bear with me and let me know if this is the wrong place or an out of place post.

I'm looking for someone who either has a map that meets the criteria, or would be willing to take a shot at making a city map that meets them.

I need a map for a made up city I'm using for a World of Darkness campaign. The city is an old English colony placed in a made up area in Maine. It has a population of 250.000.
It is supposed to be sort of like the Cambridge part of Boston, as it is old with classic English architecture and city planning - or lack thereof. It is also a university town so a large campus area should be incorporated.
It is a wealthy, conservative town with little real diversity, outside of the campus area. It is situated in a bay and most of the city is next to the water.

I'll attach a picture of what the area looks like.
I'd like to say that this is a commission, but my current financial status simply doesn't allow me to spend money on this sort of thing. I would deeply appreciate if anyone would like to take a stab at it, in fact I'd be super grateful.
If someone comes up with something just right, I'll try and find away to express my thanks at the beginning of next month.

If anyone wants to give it a go, you don't have to put any text, names, legend, etc. on it. I'll add that myself.
